Richard, I am curious if you've ever read "The Section 8 Bible," and if so, what your thoughts are on that harsh a management style.The book's basic concept is, "Provide ONLY what is required, and not one thing extra, because it's going to be the source of constant repair or replacement."

Aside from the terse and harsh responses being about 10:1, when I get someone who responds positively, I usually say I have a few professionals transferring into the area who are better qualified than me financially (which is true).

New buildings don't stay new forever, and the 50% rule (maybe 42% or so without PM) will catch up with you and leave you with negative cash flow.I know this might sound harsh, but it is tough love as you said.

Make sure tenants understand that  you don't do 7 loads of laundry back to back or pour chemicals (including bleach) down the drains, etc.
