In this case two large branches from the neighbor's trees hanging over the house that could fall on the house during a hurricane or lightening, outside columns soft from rain or bugs, multiple lights not working, fridge not dispensing ice or water, dishwasher rusty and at the end of its life, hot water pressure in bathrooms too low... 

Replacement fridge, no fridge or move out seems like a fair set of options though

I assume you’re not charging them for using your fridge’s water filter or if there’s less toilet paper at move in.I don’t like the HOA overstep or the idea of nickel and diming tenants.

There is food in the fridge and a huge chest freezer full of stuff.

What was nice about it, that the lease due in advance for the month but the mortgage is not due only 30 days later (if you settle on the last day of the month) so in many cases we purchased the Fridge or stove from the first month rent if the unit was missing one) Good luck to you in these fun times!

Nathan is right in his thinking about direct mail, as the best part is, that people can hold it in their hand and can keep it around on the fridge or a desk.The other thing I would look for is a multifamily with some kind of issues, such as unpaid taxes or a lien on the property.

But that was just for a single component being replaced...say the AC goes out, then a couple years later its the water heater, then the fridge goes out, etc.
