You also need to look at what time of year you are doing a project with the weather and what time the exterior shell would be finished for TI build outs and occupancy available for tenants to open.I am getting stuff for dark for 40 or 50 bucks a foot with minimal TI build out inside.

It doesn't matter too much how many partition walls you put inside the house, just take the overall square footage and multiply x the construction cost per foot for the area.

Furthermore, if we agree to a 50/50 split, we agree in that during good or bad, as well as if we decide to offload the property, but how could I give Bob security in that if we made $0 and the mortgage had to be paid, that he wouldn't be hung out to dry and foot the bill himself, aside from my word?

For SFH, apartments, etc. one can usually use Rentometer and other sites to grab quick numbers to base rent off of, but with commercial space, how does one get an average rent per square foot or average rent per commercial space in general?
