I would suggest watching some youtube videos, come up with your own variation of someone elses script and practice it until it sounds natural.

Before you make any other moves, do all the repairs and cap ex on this property while you have the equity so when you get something else this one is cap ex free barring something crazy.

I’ve never converted a primary to a rental before.Anything else we should do, know, or consider? 

Generally you dont know a bad PM until they mess up and you dont know a good one until you have a little experience with them.

Like everything else in Real Estate, you just need to negotiate the terms, length of loan, interest rate, early payoff, etc. 

If you don't allow them to stay, they will likely need to go to a long term stay hotel or something else similarly expensive PLUS pay for storage for their belongings, PLUS pay to move their belongings twice rather than once.

I could make a case that yes some of the new construction stuff is overpriced that will come down but with regards to anything else besides that there is no market crash in general that's going to happen.
