Under what circumstances can a u.s. citizen have an offshore trust where the govt cant tax money on the funds inside the trust and at the same time cant look into the origin of such funds as long as a foreign citizen is managing such trust?

A property where a entity has no legal title to is sold for a agreed upon price to a buyer, and then the seller in turn pays that entity (wholesaler) a percentage or flat fee for getting a buyer and getting them under contract to sell, is illegal in MA because that wholesaler NEVER claimed legal title (aka: equitable title) of that property and acted as a agent by marketing and conducting Admin work for a significant percentage, is not within the law and is basically a unlicensed citizen  conducting the duties and responsibilities  for a percentage of price which only a licensed realtor can do.

Hi guys, I asked this question on general investing forum but think this is more suited to my specific query.RE: I am a Canadian citizen with permanent residence in Mexico.I've been investing in real estate in the state of Yucatan (the safest state in Mexico) for the last 1.5 years and have learned alot.. so far I've invested exclusively in presales and a land purchase, one property was an oceanside condo that will be delivered in June, it's currently up around 35% in value (great!)

.. im not saying there cant be deals but you just have to weigh the risks .. that situation was pretty isolated .. the problem the banks had was they were dealing with somebody who read up on the laws .. so when he was offered a lease he decided to offer the owner a decent but hugely discounted price for a 5 year pre paid lease .. .. he knew that the banks could not show it to sell if it got foreclosed on and also knew that investor  in there right minds would  buy a property, not only sight unseen but then have to wait the remainder of the lease with no sorce of income ( remember the occupant had a 5 year prepaid lease ) and he then knew that nobody that wasnt a investor would pay cash for a place sight unseen and still have to go through a eviction process .. so that occupant worked the system .. which as a investor i was angry but as a eveyday citizen i couldnt gelp but to say ..hell ya.. you go.. its so disgusting what the banks got away with .. and still getting away with ..

I imagine the North County cities are looking at this with great interest and may follow the precedent if they believe STROs are getting out of control in their own cities and if cap also helps with making housing more affordable for the citizens.
