Cloth Wiring - Yuck.

I bought a house only a mother could love in a downtown neighborhood of Oklahoma City. 5 blocks away there is a "district" with clothing boutiques, trendy restaurants, breweries, and wine bars.

I show up in my utility body work truck , wearing work clothes . 

What about clothing, personal hygiene, school supplies, HVAC filters, cleaning supplies, laundry, etc? 

Make sure to furnish nicely, have it look good, and have everything they need besides clothes.

@Steve Babiak The sellers said that they just wanted to gather some clothes and walk out the front door, so I wrote the purchase agreement to include all remaining personal property. 

A clothing store would use much less water than a restaurant so might want it negotiated that they are paying a smaller percent for water.

To keep my name off all assets, and yet offer ease of movement into and out of the LLC's for selling assets, I set up a trust to purchase each individual property (And another for every other thing my wife and I own, cars, clothes, Jewelry, guns, cats ...)
