Only work needed is to replace a stolen AC unit and stain a small area of the fence.

IMO, these are higrade improvements for PERSONAL homes, not a rental - - even a Class-A.Granite is POUROS and will  take permanent stains. 

When your next tenant moves in, take 100+ photos of everything and list any damage/ stains that you didn't fix on an addendum for the new tenant to sign acknowledging the condition.

You can use stain grade 1"by whatever you depth is and make it look great I will PM you a picture

This was before the new FHA Flipping laws.The stain on the wood flooring had taken a beating and it was less expensive to cover it with carpet.

She sent me pics of water stains that were less than 6 hours old.

It’s the only thing I’ve used that consistently works for any stains and smells, don’t bother wasting money trying any of the water based stuff that promises to do the same, as Alex said make sure to be well ventilated and wear an approved mask!
