We're not sure of their ability to ever pay back.I'm surprised about the strong reactions here against cash for keys - I'd heard so many positive things (including on blog posts here).  

In general, forums and/or its corresponding questions can elicit a mix of reactions and emotions, both of which are neither good nor bad, it's just, I guess, LIFE! 

My initial reaction was to end the lease at the date they had requested which would give them approximately one month to clear things out at while making repairs that may be necessary and/or marketing the apartment.  

The answer is NO.For some reason, through the years, over 30, the body language and reaction to the security amount is a good indicator if the tenant pays on time or not in the future.

His stance that all debt is bad seems to be an extreme reaction to a traumatic event that happened to him.

So, technically, yes, they should have had you sign the work authorization not the tenant, but your reaction should be appreciation.Secondly, as pointed out above, this should be paid for by your homeowners insurance.

It's easy - even I learned how to do it haha.My first reaction would be to kick her to the curb. 

I know the immediate reaction is to find another lender but I have a rate locked that's unmatched from any lender I've talked to. 

I think the panic on here is a big over reaction or affects low income areas more.
