Need Help With MTM Tenant

I have a MTM tenant that I inherited when I purchased a portfolio of duplexes. They pay rent on time every month but they keep cars on the yard that I have to remind them to get off and I have good information that they are running a car repair shop out of my property. They keep their exterior and interior in terrible condition and they are the last unit I need to make my portfolio look better and updated. I would like to get them out so I can remodel and raise rents to market which is $150 mo. more than they are paying. What is the best way to handle this? Should I call before giving them a written 30 day notice or not? What process should I have to deal with this? Thank you.
