I found their advertisement on Facebook and checked their website http://gombanc.com ... their name is MBanc, I have looked it up and there are a lot of MBanc’s out there so I focused on the one with the correct address, it’s 1141 Highland Ave c, Manhattan Beach, CA.

I purchased one condo in 2014 for our primary residence in manhattan and one multifamily house in nj which i'm currently renting.

Listen, the Service typically doesn't put up a fight about a land allocation of 20% - 25% of the total purchase price, as long as there are some improvements (Manhattan and similar zip codes excluded).

From everything I've read, it seems that house hacking in Manhattan is really not feasible due to the high prices.

Area of Pennsylvania I have to think you could take a pointer put it on Manhattan  then draw a semi circle out 100 miles and you will see a lot of activity in those markets in the coming days months years.. 

Manhattan would be at least over $1,000,000.But lesson learned.

I live in Manhattan and invest upstate - Sullivan and Ulster County . like you say , the numbers don’t make sense here in the city so I’ve been buying single families Upstate for $40 and 50,000 and the cash flow is been very strong . it’s been getting harder as the years go on though to find these great deals but they are still out there
