Thinking value add when you don't know what you are doing is a very quick way to turn an investment into a weight around your neck.

I currently have an owner with several properties here who lives in your neck of the woods (Natick, MA), as well as several other out-of-state owners.

Putting vinyl plank down is cheap and makes the unit really pop with a clean look.I have also noticed updating the kitchen faucet to a high neck model makes a difference, as well as updating bath faucets to something other than builder standard.

I'm going to assume this was muscle memory from underwriting when sending stipulations to the loan agent. 

@Sandro Hagenbuch Coop are a different beast of their own. though they are very common in your neck of the woods.

Florida was #1 in the country last year for net migration into the State while NY was neck-and-neck with CA as having the worst negative net migration.

Those are great, but they're really about the mechanics of building a model as opposed to building muscle for the assumptions.
