You are overcomplicating the syncing process.  

Before taking this on I’d verify with the historical society and building department what process you need to go through to renovate and if there are any requirements on what you’re allowed to do or not do. 

But the intensity of that process becomes all the more critical when dozens of candidates are often interested in a rooming house vacancy.

We are starting the process of purchasing a 2nd home/STR in Blue Ridge.  

Consider talking to lenders about what that refi process can look like/what will be needed as well for when you are planning to pay the HELOC back.
