It is really hard to just throw out this info because there are a A LOT of variables like amenities, marketing strategies, architecture and design, photography, location, etc. 

I've used Architectural Designs, they're great and have many options!

Underestimating the red tape was a mistake - before I could present the plans to the city from approval I had to obtain approval from the HOA and their architectural control board.

We have architecture and design, engineering, and all trades in house. 

I am a structural engineer licensed in New York so I am really fascinated by some of the old architecture and the brick duplexes.  

Keep in mind that a build cost $/sf figure often doesn't include architecture, engineering, interior design, site prep, or landscaping.

Lenders will offer lower leverage on land than most other assets and expect to front the diligence, civil and architectural fees to entitle the land which is where you create value.
