Best place to purchase single family floor plans?

I am planning to build two, two story single family homes.

where do you get the floor plans with reasonable cost?

You need to make sure you establish the footprint before you look for or purchase plans for the project. There are many considerations and limitations on what you can build. Also online plans can be hit or miss. You are better off going with a local architect or designer but that being said there are lots of site that offer plans like www.dongardner.com www.homeplans.com www.eplans.com Southern Living etc,

To piggyback off of @Edgar Martinez's comment. Also double check that the local building department will not require plans that are stamped by an Architect or Structural engineer. If they do, you will definitely need to hire an Architect as it is Illegal for an Architect to Stamp plans that they did not develop, or supervise the development of (i.e. stock plans purchased from an online source).

I’d definitely recommend seeking out a local architect. Find a small firm. They’re probably not as expensive as you may think and it’s shields you quite a bit on the liability side.

I’m wary of just buying plans online. How do you know they meet your local code?

Architectural plans need to be stamped by a state licensed engineer or architect to obtain permits.

Also building codes can vary considerably between different states. Florida has the strictest building codes. States that experience hurricanes, tornadoes and floods have building requirements that you would not see elsewhere.

Regulations even vary by County.

You can find some great ideas online.

I've had terrible luck with prepackaged online plans. Many haven't been built or had significant details overlooked. On 2 story home plans for sale online, many of them do not show placement of mechanicals or a chase for them. Or, they'll drop them in the garage, which often does not work. Last - if going with a 2 story plan, spend a few extra dollars and go with 9' floors on the main level. It makes the build a lot easier and gives you a lot better opportunity to run air ducts and plumbing runs with the least amount of pain and best finished look.

Greg, Thanks for the info.

My house envelope will be 60by 100.

So anything in between the footprint with 2500 to 3000 sft is fine.
