Just be very careful setting up the L/O contracts.  

Personally I would go land contract - then you technically own the property (get the LC recorded) and your good to go - you can do what you wish with it.Either way - make sure the LO or LC calls out your ability to rent / sell it.

LO called and said it was reviewed by UW and good to go, asked me to pay the $1500, after which I was told the next day that UW didn't like the property.

I too am a new member who is looking to make their first deal and, lo and behold, I too am from the Philadelphia suburbs - King of Prussia.

Or refer their clients elsewhere. 15 years ago one of them summed up his opinion of of LO v. sub2: "LO good, Sub2 bad".

Might be really good for LO purchases.
