It's cheaper but it is thin and you have to apply more coats.

The mortar is in pretty good shape and I would not recommend repointing the stone with new mortar. if anything just run a skim parge coat over it to smooth it out and if you're really worried, seal the parge cost with drylock.

I'll second the passive solar heating, especially with the dark/black wall coating behind the glass, and that wall should be generally south facing.

I'm currently looking into a cosmetic flip there, but just have some general questions about the high desert area.Looks like the property will need a fresh coat of paint exterior and interior, fencing on a 10,000sqft property, and siding/trim replacement, and concrete patio.Any advice or input is much appreciated!

And it CAN be oiled, JUST oil, no clear coat, sealant coat, none of that that's why I use Ipe Oil ( a little trick).
