These are important parts of the puzzle, but I'll try to answer as best I can.First of all, from a conventional-lending standpoint, 4-unit properties are still considered residences. 5 and above units moves you into commercial lending territory.

Account Closed   it kind of goes with the territory.. and remember most of these folks are basically doing a for sale buy owner when dealing with turn key and don't have the benefit of a good RE broker representing them..
