Brokerages can be highly territorial and possessive.  

These are important parts of the puzzle, but I'll try to answer as best I can.First of all, from a conventional-lending standpoint, 4-unit properties are still considered residences. 5 and above units moves you into commercial lending territory.

I honestly don't know about PR specific tax law in light of territorial tax treaty status.  

You certainly could use FHA as an investor but then you're getting into dicey territory since, you know, it's fraud.

I've asked many a contractor to fix items that were done in a rush or not to my standard and I think you'll find that comes with the territory in a remodel. 

I'm now trying out paying for a territory through one of these websites that look for buyers nationally.
