I see a lot of 'power team' builders building for years, sitting on the sidelines missing it all doing nothing.I would pay off the heloc from cashflow , but that's just me.  

Mark Forest and I may have verbally sparred a bit {BTW: Sorry for sidelining your thread}, but it is good to hear differing views on a subject as it makes us all think a little harder.

You point is well taken and I agree, however, the majority of material expense is not in these items in most cases and is a sideline to the topic at hand.

This is a sideline that I wish to use to build cash flow for retirement.Question: Are you planning to do any rehab work, or do you wish to by properties that are ready to go . . . more or less?

Maybe there are others that are watching from the sidelines.

Im not saying buy everything you see but with proper due dillagence you should be making a KILLING..im only 19 with no track record or credit so i cant take advantage like other adults can so for now i have to sit on the side lines and continue to analyze "/

I know some people want to sit on the sidelines and wait for another crash, but that was a once in a generation type event.
