Always make sure you keep your buildings up to code so if something like this happens in your building you can have a clear conscious and everyone won't be screaming landlords fault.

While this screams "do a wrap" that really doesn't insulate your father if things go wrong.If you father accepts another obligation (note) to payoff your note, he may have taxes due.

( loved that dog).. it was for protection for my family during the Polly Klass crisis and I was out logging for few days a week.. she bit someone that came into my home un announced ( just walked in saw the dog screamed turned and ran and got bit in the butt).. sued us insurance paid like 6k.. and then excluded the dog from my policy LOL.. now I have little guys and they just yap
