If you are a seasoned investor and have owned and managed rental property before I would say maybe if the potential deal you have in front of you is a screaming buy.

Always make sure you keep your buildings up to code so if something like this happens in your building you can have a clear conscious and everyone won't be screaming landlords fault.

That behavior just screams "shill" to me, but I've been wrong before.To address the OP, Martin CS, it sounds to me like you're over paying for what you get.

While this screams "do a wrap" that really doesn't insulate your father if things go wrong.If you father accepts another obligation (note) to payoff your note, he may have taxes due.

I have delt with jerk tenants before, and did my yelling and screaming, but sometimes you have to pick your battles, and death is not worth a rent check.

And any applicant that refuses to submit to a background check is just a massive screaming red flag, FYI. 

3) 10 Acres are a good chunk, can you look into a dog agility run, paintball, kids "scream zone", go Karts, batting cages etc.
