Using Craigslist to Buy Rehab/Wholesale Deals- Share Your Secrets to Success PLEASE
I recently have attempted to use Craigslist to search for leads to BUY. I am in the business of buying, wholesaling and rehabbing homes. I've been emailing 10-15 people a day with the same letter, but changing it for whatever city they say their house or condo is in.
I'm emailing the ads in the "for rent" section, I search "House" and keep the rent under $3000 (to weed out the high end stuff). the reason I search "House" is I don't want to weed through a bunch of apartment community ads to get to the people that own single family houses and condos.
So far I haven't received any responses. I know its still early in the game, but I wanted to see if I'm doing something wrong or if I could be doing something better.
I am emailing them through a personal gmail account too. I was wondering if Craigslist has a way of blocking my emails to these people when I use those email addresses they have that hide the peoples real one. ( Ex: [email protected])
I just find it weird that not one person has responded. Even with a "I'm not interested, go pound sand." Just makes me think I could be doing something better.
If anyone has used craigslist to BUY homes, please respond with your opinion and share any tips that have worked for you.

I have a crazy (literally) story about a CL deal. I ran an "I buy houses for cash" ad on CL. A guy called me and said that his mom died and he wanted to sell her house. I looked at the house and we cut a deal for $19,000 cash. We signed a purchase agreement and I went ahead and ordered title work. Everything looked good. Once we had clear title, I called him to set the closing. He screamed at me on the phone. It was a bunch of jibberash and he ended the conversation by telling me to F off.
I figured he was trying to make a deal with someone else for more money. Because I'm the "get even" type, I filled out a claim of interest form the next morning and went to the bank and had it notorized. My plan was to record it at the county register of deeds office to cloud his title and then send the form to the local title companies to squash his sale. When I got to the register of deeds office, I was informed that the lady at the bank notorized my form wrong and I would have to come back.
I was on my way to another appointment and didn't have time to go to the bank. When I was done with that appointment, my cell phone rang. I recognized the number as the crazy seller. I answered the phone and he asked me if I set a closing date. I asked him if he was crazy as he had verbally assaulted me over the phone the previous night. He had no memory of the conversation. He then went on to explain that he has "all kinds of problems" and takes "a lot of medicine" and that I should "only call him before about 4pm". He apologized and we closed the deal.
I ended up doing zero work to the house other than changing locks. I sold the house to another guy for $28,000 cash a few weeks later.
I've found that most people on CL are weirdos and you need to watch who you deal with on there.
