The people I know who have a lot of success in REI, have laser focus on one, maybe two niches or strategies.

You should be laser focused in order to achieve success though, and trying to do too many things can hinder you.

You have a great background for RE investing and you have a realistic goal with your laser focus.  

I'm in my option period on the purchase of a small pier and beam home, but there's no outside access to the crawl space.
