Obviously coming in gradually would not give me complete diversity across asset classes and geography but it would give me a little bit of a guard against an impending recession. 

A couple years ago there was a change in the guard in the Utah AG's office which led to a significant crackdown and major change to how seminar and telemarketing companies operated, but there are still plenty out there.I would have to do some digging to find it, but I recall reading a press release, it had to be 2013 or 2014, where the FTC issued a statement about these companies saying something like "You can sell whatever you want, to whoever you want, for whatever price or profit you want, as long as the person knows what they are getting and are willing to pay for it, and agree to the terms you outline". 

Are there handrails and guard rails required anywhere?

i'm just glad i'm in the guard now, so when i get back i won't have to deal with the day-to-day garrison b.s.

In your experience, outside of the common items that typically get rehabbed, what is something that caught you off guard after purchase?

I am new to Connecticut i am stationed at the United States Coast Guard station there, i am originally from Gilbert Arizona. i am interested in buying  a multi-family living in one side & renting out the other, i am also interested in buying nasty homes & flipping them.

As far as the ice and water guard accordin to residential building codeRBC, ice and water guard has to cover 2 feet past your exterior wall.

If rents go from your property manager to your ABC, Trust... do they then need to be distributed to the LLC which is only disclosed within the highly-guarded trust paperwork?
