My Sister's leaking roof caused her dining room ceiling to fall down.

I know this may sound crazy but I never even look on the MLS, you'll find me in peoples living rooms, dining rooms, and kitchens asking them to give me an estimate of what it may cost to remove that paneling and possibly texture and paint for the open market.

Kitchen and dining room - same as bathroom.

Property attributes:1862 sq feet4 bedrooms1.75 bathrooms1 HUGE room on the top floor for dining and relaxing, great for big groupsAnother big living room in the basement (could easily put sleeper couches in both living spaces to increase max occupancy)Small kitchen - I assume this doesn't matter as much for this type of strategy (which makes it attractive!)

I'm getting a two story townhome ready for rent with  tile in the most trafficked areas in the kitchen and adjoining dining room downstairs And, there's carpeting in the upstairs bedrooms, stairs, and for a living room downstairs.I'm going to change the carpeting in the downstairs living room to either wood or vinyl planks that look like wood. 

With new bathroom, widening one bathroom door, upgrading a toilet in master, granite on kitchen island (had ugly tile), hardwood flooring, upgrading lighting in dining and kitchen to can LED lights and paint, we spent about $19K in upgrades.

Example: I had a pool table in the dining room of my airbnb (only bar tables for eating).

As I read some of the earlier posts I see @Bob Floss II said more elegantly what I tried to say here.

Instead, we're going to open up the kitchen somewhat from the front door, so that you can see all the way through the dining room to the back deck.So, all told, we expect to be in for about $138k.
