You still get to choose your tenant and having them go through your screening process but since they are apart of Housing Choice Voucher (HVC) they have have to meet certain expectations and responsibilities in order to be and stay in the program and most people don't want to lose their voucher.

Even if you were to do an annual tax appeal, the price at which you purchased won't necessarily be a big factor; a recent appraisal or recently sold comparables will be used.Your annual water number sounds very low.You omitted trash and sewer.You omitted rental license and inspection.I don't think you'll want to spend $200 on advertising, given that there are lots of free internet sites that you can use.Just because there are houses asking for $1250 in rents does not mean that they are seeing that number; sometimes they over-ask so that they get the maximum possible when Section 8 takes the voucher amount and subtracts utilities; Norristown 3 bedroom vouchers are netting landlords ~ 950 depending.

They just want a clean place, relatively safe, access to freeways, and mall/shopping center.Also, I'm starting to notice because of how high Section 8 Vouchers are becoming, these people who are market rate are getting squeezed out of housing.

You can have a great Sect. 8 tenant w/ a KC MO voucher and have a great experience, and you can have a bad Sect. 8 tenant w/ a Liberty, MO voucher and have a terrible experience!

It is in the best interest of the administrator of the Section 8 program, most likely a Housing Authority, to attract good landlords and work with them, so landlords will be more willing to accept S8 housing vouchers.
