Two SFH properties deal

Hi,

I am looking into buying two SFH from one seller. One is rented with a 7 years tenant that has a lease that ends in July. I toured and it seems she has no intention of leaving. The other property is vacant, but a new renter is moving in Feb 1st. He/she is also section 8 that has a voucher for 800, and unemployed. The current owner said she is not happy with the rent value but is settling so she can get someone in the winter time.

Here are the stats on it:

Listing Price: 65k each

I am sure it isn't the best deal ever, but it will be my first, and I have been struggling to find properties. I need to get the ball rolling and this seems a safe start.

These are located in Paulsboro, NJ, so South Jersey, close to Philadelphia.

What do you guys think?
