My wife and I have owned rental units in Reno since 2010, when the streets were running with blood from the 2008-2011 downturn.

I am also in Sugar Land.... sure if you have good investment opportunities... im looking for cash flowing properties... better cash on cash return the better... clearly everybody wants the same.. lolthe deals ive done recently are ranging in 100-120k "fixers" that i can get 8-10cap rates via fixing and renting. 

I guess the only surefire way of doing this would be to suggest riding the coat tails of a mentor and or giving another investor a helping hand and trying to swap sweat for knowledge and or equity while also potentially putting some blood on the registrar as well to prove commitment on the deal.

I once had a renter move out and there was dried blood that had dripped down from the fridge (don't ask why!)
