My regular guy who would normally do the type of work required can’t meet the Fannie Mae requirements even though he is more than qualified skill wise to do the work (minus the foundation work).

These houses are all over the map dollar-wise, another one that I will hopefully be listing in a few more days will probably be listing for under $90k, I'm currently waiting to close the sale on another in the low $100's, we sold one a few months ago for $340k and the next house up to work on will probably list right around $400k.

I estimate at least $5,000-$7,000 of repairs inside the property for flooring, drywall and ect.This is why I am curious about the roofing and foundation issues being fixed for approximately $8,000...Also, would it be wise to take a contractor along after the inspection (the official inspection) to give me an estimate on the repairs?
