The last one I looked at was great on paper, good asking price and I almost was planning to offer before seeing to lock it up.There was 4" of water in half the basement, 1/3 of the height of the walls in the finished basement covered in mold, an addition with the walls bowing out, the roof ridge beam bowing down, and a bunch of adjustable columns in the basement under this area actually pushing the floor joists up (putting a bow in them).

The exchanges I see fail most often are where the investor isn't laser focused on their next target so they get paralysis by analysis trying to decide what to exchange into and where.  2.

They will spend about 15 minutes in your home mainly taking pictures, measurements with the small laser device, and writing in their small notebook.   

I am not moving any walls or putting beams, just making it functional at a reasonable (low) budget.

Hello Everyone,  We are looking to close a multi unit in Chicago and our inspector showed a picture of these two metal beams on the roof.

Those are things no one can know, so it makes the likelihood of an uber laser targeted only to the motivated list something of a unicorn.

Most, if not all of the homes require $18,000 to $37,000 out of pocket, some of the homes have so much "mildew" that the siding is fully rotted away, the support beams are exposed and partially rotted.

-Plan out systems for collecting rent, communication with tenants and repair requests-Do a thorough inspection and be keen on foundation issues (floor curvature and beams in basement), boiler/furnace unit, wiring, flooring and make sure to check the roof.

I have the engineering report showing what and where the columns and beams need to be put to shore up the house.
