In my experience the...the idea that a Realtor would "blackball" a flat fee listing is ludicrous AND more controversially, I think the strategy of offer the full 3% (Or some even say more) to the buyer broker to entice them to sell it is equally ludicrous.I have sold 30 houses in 2 years via flat fee and I offer 2% to the buyer broker every time.

'New York hard money lender' would be a reasonable starting point.If you've exhausted those above options, then you might, as mentioned, try looking at individual private money lenders, financing the deal out of your own pocket, or focusing on deals where the loan amounts are higher to entice a wider pool of lenders.Hope this helps!
