Mind you, you can bend the rules, but if you work that formula backwards (that is, start with the minimum that the seller will accept and the ARV), and you end up with like a $5K budget for rehab and $3k in profit, it won't work!

You wont get as good of financing with a smaller bank doing in house loans but you may be able to build a relationship with a small bank that will allow them to bend their own rules some on requirements.

However in SC you can hole up towards Big Basin and live among the majestic redwood trees and be quite rural without minus 20 degree weather.we also have to keep in mind with such small populations in some of these states 500 people move in and its a massive % gain.kind of like Bend/Redmond Oregon area.. lots of folks moving in number one % wise in the US but that's because the base population is so low to start with..

You can't solicit a person who you know is working with another Realtor; if this holds true in your state, Realtor B is surely aware of this and if they break that ethical code, what other ethics are they willing to bend?
