I am not an appraiser but there is no chance you can buy the property and assemble 20,000 square feet of building with 266 separate entrances for $425,000.

Assemble a team within the market to do your legwork, such as a real estate partner (investor), or a rehabber you pay to find, acquire, and rehab properties that meet your requirements.d.)

I believe that assembling the right team will be crucial to my success, and I absolutely appreciate good people. 

Whether you go the TK route or decide to self-assemble a team, you need to be ruthless with your research and vetting.

We recently purchased our first investment property and aside from finding great tenants have been working on assembling our team (we will be managing the property ourselves) - we already have a wonderful landlord-tenant attorney but are looking to you guys for 1.  

Example: Trailers, mobile homesModular homes:Stick-built in a factory to exact measurements, delivered to site in pieces which fit on flat-bed semi-trailer, assembled on-site after foundation is poured and first floor is laid down (OSB or plywood per code).Home building is beginning to pick up in my area and I'm exploring the possibility of developing land and providing modular homes which can be completed more quickly than traditional stick-built-on-site homes.Experiences would be the most helpful.

I feel like if I bought a small amount of land somewhere where it's cheap and have a modular home assembled there, it could save tons of money and be a great investment.

Bill Gulley - part of the reason I assembled some of those link collections is because people won't search, and I got tired of seeing people asking the same old Frequently Asked Questions (geez that is FAQ - which BP still seems to lack ... but I digress), and even more tired of answering (or reading somebody else's answer); now that some of those threads have become sticky at the top of a forum, it truly seems that those questions appear much less frequently than previously.

Actually, in many ways going big is easier because you can surround yourself with many qualified professional and assemble a team that can make-up for your lack of experience and add credibility to your project.Challenges:1.
