In addition, if you get comfortable enough with the risk, asking them to issue a new policy that insures the same risk they have already assumed (i.e. against a claim to title by the missing heirs) is not unreasonable.

Finally, asking for copies of a landlord's notices to tenants, without a search warrant and without a good cause to believe a crime has been committed, violates the privacy rights of owners under the Fourth Amendment of the Bill of Rights, which guarantees that: "The right of the people to be secure in their persons, houses,papers, and effects, against unreasonable searches and seizures, shall not be violated, and no [search] warrants shall issue, but upon probable cause, supported by oath or affirmation, and particularly describing the place to be searched, and the persons or things to be seized."

You have approximately 56% ARV with purchase and rehab, even adding the $10,000 (which I think is unreasonable for a wholesaler to do... in reality I think closer to $5000 is reasonable even though many will agree with more and all the guru's basically teach wholesalers to gouge as much flesh out of it as they can...)

in your name already- if they charge you an amount which you find unreasonable, you can install a small electric baseboard heater in the hallway, just enough to keep it 60 degrees or so on cold days, and close off the current vent- the usage would probably be fairly minimal, as the common hallway would be heated fairly well by the warmth from the apartments, even without a vent.Michael
