Quoted $3500 for repairs in bedroom. Seem accurate?

Hi Everyone,

Quick question: Does $3,560 seem reasonable? Was talking to a GC and he quoted me that price at around 50 man hours. I don't think its unreasonable, but just curious what BP thought.

Scope of work: 

  • Install new carpet ~260 sq. ft
  • Paint walls and molding
  • Install new ceiling fan
  • Install baseboard heater 
  • Install new closet doors and bedroom door

@Pete Perez I also agree this project is too small for a GC unless he plans on working on it also.  Its hard to tell if this is only one room, as 260ft would be a big room.  I assume for your responses that its for labor and material.  

My initial thought is your looking in the $2000 range for labor and material, not included a GC markup.  Assuming standard builder grade finishes, I would guess the following;

Carpet - 260ft2 x $3/ft2 = $800 (small ft2 will be higher in price than normal)

Paint - 8hrs @ $35/hr = $300 plus $100 for materials

Ceiling fan - $200 (based on a $100 fan)

Baseboard heater - Not even sure what this would take, but I assume $300

Doors - $300, based on 3x$50 door slabs

But that requires you to manage the labor, where the GC would do that for you.  The 50 manhours seems very high. I would guess no more than 20-25hrs.
