Not sure how familiar you are with the area, but there is a state college right up the road (Bloomsburg University) and a very big hospital (Geisinger) that employs much of the area nearby too.

Obviously, you want to buy quality assets with limited risk and foreseeable upside.Given the universe of house hacking options though, a duplex would not be high on my list.

@Rob Bianco, I assume this unit is in a really warm climate for A/C to be such a big issue in April.I think you are doing exactly the right thing.
