It is kind of disappointing most local PM firms that I talked to doesn't want to deal with Student Housing properties. 

He has his own company and that’s what he does, so he’s not just Uncle Rico that can swing a hammer 🤣I suppose I can ask him for a price for just hiring his company but he’ll likely be disappointed with that request at this point because he sees the value of the partnership on this one.

You'll likely be setting yourself up for disappointment and/or mistakes. 

Maybe communicate clearly with them both my disappointment with the lack of clear communication and timing... as well as a reasonable way to move forward?

We were disappointed to find out that there is not a Rei club or meet up.

(Without notice, which disappointed me.) both properties were rented within 2 weeks at 15 and 19% higher rents.

We're not totally disappointed however as, while we liked the guy, we didn't feel he was knowledgeable enough in advanced Real Estate strategies to help us to our full benefit.
