That’s not to say we are not offensive (I’m always looking but I’m heavily discounting everything I’m looking at), but I’ve not gone through a significant economic downturn as a REI and I’m trying to prepare the best I can.

Please don't get me wrong, I am pro law enforcement, and anti criminal to the max.

I say defence is the best offense in real estate. 

Verifying employment, verifying pay stubs are real (yes I have seen counterfeit ones before), credit checks, eviction/judgement records, criminal background check and last but not least, a written rental verification from their previous landlord.Feel free to reach out to me with any questions and/or advice.

The laws for criminal charges vary state to state.

As an agent I use NTN, but prior to getting my license I used to use Experian as they have a tool for landlords to use, which is nice since you're getting data directly from credit bureau.I don't remember if they did a criminal check though.

@Garreton SmithHi Garreton,Walking distance services and stores the intended residents will like.Such as certain fast foods, liquor stores, grocery store, convenience stores, medical services, nothing too upscale/unaffordable.Good Lighting at night on the street vs. where the street lights get shot out by the local criminal element so they can sell drugs in darkness.Good Luck! 

No offense taken Anish, easy housing credit almost collapsed the global financial system back in 2008, although one should argue that the system was already rotted out after a century of awful management and the subprime mortgage scandal was the final tipping point.
