hey all,i am still learning and adapting wholesaling principles into what works best for me, but i have a couple of questions for how you all like to operate your wholesale offers.many people make offers over the phone site unseen - especially for the experienced wholesalers out there, do you typically make your offer based on using the sellers figures for ARV and repair costs?

Spaces that are under 10,000 SF can easily adapt of office space, medical space, and can work for hundreds of types of businesses.  

An adaptive reuse project like that you're looking at about $125-$150 PSF in Chicago.

Specifically, we will be looking at the affected Unit of Property (UOP) and we will apply the BAR test - betterment, adaption, or restoration. 

They have a bunch of videos on real estate investing (and other topics) and has templates for each video course that you can use to get started and then adapt them to your business model.

However, it requires persistence, a willingness to adapt to the changing market, and a solid understanding of the trends that are driving the industry.
