Obviously I may have issues even getting a refi loan if my cash flows get too negative, so I will have a ceiling regardless.I am fairly confident that the home I would pull the equity from will continue to appreciate as that area of Houston has great long term potential, and nearby homes are constantly being torn down or renovated which is driving the land values up.  

Its in Centre County, PA and a couple of the nearby cities are Boalsburg, Centre Hall, Port Matilda, Pine grove, Ramblewood, Bellefonte, Philipsburg, Clarence, Tyrone. 

If the bedroom is now in the 1-car side of the garage, it will still be in close proximity to a nearby bathroom, as there is a bathroom just off from the kitchen, but understandably not directly by the bedroom.Would you all consider that a weird layout? 

My advice, search online for all nearby apartment complexes, and filter out the ones that look distressed.
