Hi. the numbers look decent in an area (about 12 or 13% coc). property needs little to no rehab. house is about 10 years old. Question I have is there are lots of current sales and leases on the board. Is this a red flag, should I be looking at other factors? nearby schools are only about 3/10. Thanks
