Alex,  what I've found in Charlotte recently is too many single family homes are bid up by eager home buyers making it exhausting to find anything with decent roi. 90 mile radius, you still get good renters out that far or are you just flipping? 

After exhaustive due diligence it feels as if I have found a gold mine.

I'm concerned if I have to meet with sellers to often it may be too much.Also, if I can generate a list locally of 1-2 thousand addresses, how long before I exhaust that list?

•So Unit #1 is almost complete, I am having the handyman come out today to replace a couple doors and a few other things, and give me a quote on rerouting that BR exhaust fan outside and a few other smaller items.

Wholesalers never send them anything because the arguments and debates over cheapest option are exhausting. 

It gets exhausting getting taken by contractors all the time, so I want that go-to guy I can count on and trust.Any referrals would be great! 

Exhaust all your resources before you make that decision. good luck
