I dont have a crystal ball but I feel that Memphis will be one of the top places to continue to own property for many years to come, longer then some of the new sexy markets that everyone else is talking about.  

Appreciation is not something you bank on unless you have a crystal ball :)  We all know what happened in 2008.2.

@Ariel Salvaro your timeline made things crystal clear in my mind, and will become part of the guide that I am building for myself.

So we'll leave those crystal balls to the bank.The longer amortization schedule will keep payments down and have less principal reduction maximizing your return on equity which is what Thomas S. is referring to.  

I’m currently reading Awaken the Giant Within by Tony Robbins and I just had that “ahh ha” moment where my vision is crystal clear.

I shook my crystal ball and when the white particles settled, it said "Merry Christmas!" 

I do not have a crystal ball but if I had to take a guess I'd say that the market will become stagnant at some point making condo developers having to lower prices and offer incentives.

Put an inexpensive little crystal chandelier from overstock.com in there and watch the ladies squeal with delight ;)
