If you look at job and population growth as well as diversity of industries, infrastructure w/DFW airport (2 major airlines HQ'd there) and freeway access to major east / west and north / south freeways reaching parts of the U.S., companies are moving in at a greater clip from a positioning / leveraging standpoint.

Some ideas for content for college students- - You could sell ads for little college side-hustles (tutoring, yard work, ride sharing to airport at Chrismas- Ways to reduce energy bills-Gift ideas for your mom and dad who are hard to shop for- Why you should remove dryer lint with sensational story you find online- Cheap monthly recipes that taste good- "Biggest Loser" competition with prize money (an old complex of mine did that)- Great new cheap place to eat - Your business stuff that you really want them to read: late fee reminder, lease renewal dates, guest parking, pool rules, trash guidelinesAs I type this, I wonder if your situation of tight geography and demographic might make for a good closed Facebook group for only your current tenants.

For example, my lease has the following clause in it:NEIGHBORHOOD CONDITIONS: Tenant is advised to satisfy him or herself as to neighborhood or area conditions, including schools, proximity and adequacy of law enforcement, crime statistics, proximity of registered felons or offenders, fire protection, other governmental services, availability, adequacy and cost of any speed-wired, wireless internet connections or other telecommunications or other technology services and installations, proximity to commercial, industrial or agricultural activities, existing and proposed transportation, construction and development that may affect noise, view, or traffic, airport noise, noise or odor from any source, wild and domestic animals, other nuisances, hazards, or circumstances, cemeteries, facilities and condition of common areas, conditions and influences of significance to certain cultures and/or religions, and personal needs, requirements and preferences of Tenant.

I'd budget at least $3K and to be safe $4-5K.Also if all the stars align you may have them out in 3 months, I'd assume 4-5 and in any financial projection I'd make sure I was good if it took 6.For perspective I have bought a place in MA that was literally across the street from a sewer plant, had train tracks <50yrds from the house in the back yard and was directly in the flight path of the municipal airport (along with other challenges), but I have never bought a place here that I knew I would be evicting people upon purchase.

my criteria is an easy travel to the airport so it does not have to be in West Ashley. it can be in Hanahan, North Charleston or Summerville.I know that there are a lot of investors here, i can even hear some of the people talk about owning property as if its casual conversation. so i believe that there are options out there yet the market might be pretty highany response would be greatly appreciated.
