I would like to invest in either the Midwest or Southeast as it is my understanding that those regions are great at cash flowing.

How is this possible as there are many successful operators in this space throughout the southeast and Midwest in this average rent range with similar "average" expenses for each category as you state in your most recent article "Most Apartment Buyers (and Sellers) Are Suckers"?

There are definitely properties to be purchased in this price range that you can cash flow (primarily South, East, & West sides).  

I know of a regional bank in the Southeast that will and have a commercial mortgage broker with a few private lenders that will as well.

I am a syndicator that focuses heavily on the Carolinas and certain cities in the southeast. 

Golf cart rentals with an STR are quite normal along the southeast coastline.
