What I will add is that you may have a harder time finding private money partners willing to fund your investment deals when you are 18 and have no experience. 

Regardless if you invest in state or out of state find yourself a solid agent who knows what they are talking about.

At every foreclosure auction you will find the same cast of characters who know the system.
