I spent a ton of time researching and connecting before finding someone I trusted and pulling the trigger. 

That way you really get to know that market and you'll feel more confident pulling the trigger once you find the right property. 

I thought I would take a minute to share our journey into real estate investing and maybe give those in doubt about pulling the trigger some hope. 

Plus because the seller still has a mortgage, so you wouldn't be able to transfer title to you without possibly triggering the due on sale clause. 

You have to pull trigger and you should not wait for the perfect moment/plan/idea to act.

I'm sorry my comments trigger you... this is Real Estate - this is not an everyone gets a trophy business like your 2nd grade soccer team. 

. $3m project for 2 years just a random shot in the dark a couple of thousands while you're getting your entitlements and $10k for builders risk while it's under construction.Speak w/ your lenders before you pull any triggers... it's not just a remodel.

Depending on the terms of her mortgage it likely trigger the due on sale clause which would allow the bank to foreclose if they so desired if they weren't paid out at closing.

So I pulled the trigger on an otherwise mediocre deal.

But I have not pulled the trigger because deals are hard to find in my market and I have enough dry powder to take something down if the sky happened to part and something close to reasonable pops up.
