Seller Financing with a mortgage

Hello, everyone I have a question I've been hearing more and more about seller financing . So I ran into a potential client who might be interested in doing seller financing . Only thing is she still has a mortgage on it. The property is in New Jersey the numbers go as such. Seller wants 95 k for property has a 30k as a mortgage on it . The property is 4 bedroom 2 bath . Needs a moderate rehab kitchen bathroom and paint and floors . I say about 25 k in rehab. All in for 120 k . ARV is 135k. The monthly mortgage is 799.00. As is the property would rent for 1300 a month easily . What I want to know is it technically legal to do seller financing when a mortgage is involved? And also could anyone refer to an attorney in south jersey who has experience with seller financing or wholesailing thank you.
