Investment Info:

Single-family residence buy & hold investment.

Purchase price: $30,000
Cash invested: $500

Small 2 bedroom rental with great cashflow for what it is :-D The house has had its issues as it is a hundred years old, but we are proud to have it and its cashflow.

What made you interested in investing in this type of deal?

Desperation. I ran into this too quick and ignorant at a young age due to my deep-seeded FOMO. I knew I needed to buy houses with creative financing and this seller was ready to sell on contract with ZERO DOWN. So I pulled the trigger on an otherwise mediocre deal.

How did you find this deal and how did you negotiate it?

I worked as a handyman for the owner and he was looking to shed his SFH's and retire to Georgia.

How did you finance this deal?

Owner financed 100% of purchase.

How did you add value to the deal?

It needed about $500 in work before it could be rented. It took 3 months for me to afford that! Wow.

What was the outcome?

I good cash flow property that has not appreciated by a single dollar.
