Let them know you can evict them right now, and charge them to have an electrician come out and put things right, hire painters, carpet removers, etc., which will likely be more than their deposit, and you can sue each or all of them to get paid.Then, tell them that if they agree to mutually terminate the lease with you immediately, and if they put everything right before they go, you will "only" charge them for an inspection (by an electrician?)

We stayed in town and cleaned, hired a painter because the one she hired "touched up" by leaving patches of another color all over the walls, drove a trunk load full of food (open cereal boxes, pasta, food left in fridge, etc.) then another full of trash to a dumpster, replaced a missing bedroom door that never got deducted from the security deposit of the last tenant.
