This is based on what we heard from my parents' experiences with leased laundry machines, which was: the lease company will never report the actual amount of money that gets cycled through your machines (it's in quarters, so you can't prove they're lying), the lease company will be next to impossible to contact when you decide you don't want to renew their lease (my parents played hell trying to get one company to accept the certified letter they sent stating they weren't renewing), and the list goes on (just can't remember the rest right now).From what I've heard from my parents and others, laundry lease companies are about as trustworthy as used car salesmen.Yes, machines will periodically break down and such, but so will the stove, plumbing, HVAC, and everything else you supply your tenants with.

Just put in what's required, usually a stove and a fridge, and leave it at that.

then include dishwasher.Low end or working class no dishwasher just another expense to incur.We include stove & fridge in some of our multi's.

@Wilson Churchill Just noticed you posted about the appliances, I would highly recommend you change that arrangement if it includes the stove, oven or refrigerator.

I do not repair any appliance over 10 years old.The stove in my personal home is approaching 30 years old and still works fine.

I mean everything works properly and all but just straight up ghetto looking.As an experiment and from a suggestion from a slum lord we decided to sprinkle some carpet fresh down clean the stove and turned it over to section 8. 

Meaning if we put in different brands for fridge, stove, micro, and dishwasher, is that even something people notice or care about?

In the higher end markets brand name matters but that is when you get into 5 figures for a stove

My sink, stove, heater, etc is broke doesn't help me.
