Wouldn't this mean it's not actually worth that value, or just that people are not buying.During the boom a lot of speakers on the podcasts stated that houses were selling less than the construction price.

I went to a seminar earlier this month about wholesaling and the speaker mentioned that when wholesaling he would buy a property with an LLC and then sell the ownership in that company to an end buyer.

Basically the main speaker's strategy was to buy a lot of multifamily (or SFH if they will cash flow) properties and make sure your DSCR is at least above 1.25 (preferably 2).
